ListedHeritageMagazine September/October 2016 49 Swan Street Althoughmy career path tookme down the road ofDesign Engineering, I have retained this interest inmedieval architecture and when this sameTudor house came up for sale a few years ago I felt that thiswas a once in a lifetime opportunity to do something that I had always longed to do and also to leave some sort of legacy in the village. The housewas in a very poor state of repair and needed an extensive refurbishment. The previous owner had recently died after spendingmany years carrying outwork on the house,much ofwhichwas not to the standards now set out by planners and historic building officers. The purchasewas completed in 2013 and that iswhen the realisation set in of themagnitude ofwhatwas needed to bring the house back to life. I spent a lot of time seeking advice from experts and peoplewho had done this before. I joined the LPOC and read asmuch as I could on the refurbishment ofmedieval buildings. The process of planning approvalwas complex and tortuous. I had to sell the project to all stakeholders: the local district planners, the parish council, the villagers and the historic building officer. I engaged the services of architectsAndrew StevensonAssociates ofGreatDunmow. Andy Stevenson has extensive knowledge and relevant experience and he put together a scheme that included building two detached houses in the grounds thatwere sympathetic to the listed building.We engaged the services ofmany experts to support the design and access statement.This included highways, ecological,bat and owl, topographical, conservation and contamination surveys. I had an initialmeetingwith the local parish council and they gave it their overwhelming support.An open day for villagers to see the building in its raw state raised over £600 that was donated to a local club for the elderly. Negotiationswith the historic buildings officerwere protracted andmorework was needed to gain the support needed to convince the planners at BraintreeDistrict Council to give the application approval and listed building consent. Itwas clear thatwithout the additional two new build properties, thewhole projectwas unviable, and thiswas recognised by the planners.We all had one thing in common:we allwanted to see this building saved. Itwas on the point of being put on the Buildings atRiskRegister.
